Home Staging Tips From the Pros

When trying to sell your home in the competitive Kansas City market, every detail matters. From the moment a buyer steps into your home they want to be able to picture themselves living there surrounded by beautiful decor. That is where staging comes in.

Sell Your Home Faster with Home Staging

Home staging is one of the best ways to make your home stand out from the rest. Here are some of our professional staging tips that will help market and sell your home faster.

Declutter

Decluttering is at the top of our list for a reason. It is extremely important that potential buyers see the space and not the stuff. Clutter distracts the eye and can seem chaotic which can turn off even those who are eager to buy. Every room in your home, whether staged or not, should be free of clutter.

You Don’t Need to Stage Every Room

It is important to focus your staging efforts on rooms that ‘matter.’ Generally, when you walk through a staged home, you will see some rooms completely staged and others with very few items in them. You want to focus your attention on rooms that will encourage people to buy. According to the National Association of Realtors Report, the places that matter most to buyers include the living room, master bedroom, and kitchen. If you have a home with multiple bathrooms, it is suggested that you stage the master bath and keep the others spotless.

Make the Space Appeal to a Wide Audience

One important factor in home staging is making decor choices that appeal to a lot of people. Having a lot of buyers walking through your home also means that there are a lot of different design tastes walking through your home. You want to appeal to as many of those tastes as possible. The home should be stylish and charming, but there should not be any personal touches (family pictures, statement furniture and decor, kid’s toys, etc.). You want the people looking at your home to feel like it is their own and not someone else’s that they are buying.

Paint Your Walls a Neutral Color

Painting the walls may seem like quite an undertaking, but it really shows off a room’s assets. Painting makes rooms look bigger and de-personalizes the space. Paint brightly colored walls ivory, taupe or gray; these colors make buyers feel as if they are entering a space that is brand new.

Use Up to Date Furniture and Accents

If your furniture and decor don’t look good as new and on trend, you will probably have to upgrade to something more current. It is imperative that furniture, area rugs, and accents are up to date when it comes to staging a home. Take a look at magazines and interior design blogs, we suggest Noble Designs, for inspiration. You will be able to see what type of furniture is right for your staging project and possibly find out where the furniture can be purchased.Keep in mind that home staging can bring added stress to your move if you try to take it on alone.
